The Board of Directors, Management and Staff would like to wish you a very Prosperous and Healthy New Year!

 

As we enter into the winter months we are preparing for the upcoming snow season. At each building entrance we have placed plastic containers filled with salt; this is for your safety and convenience.

 

Please use the salt on the bridge or around your parking area. You will need to have your own scooper available to spread the salt. Please purchase a shovel so you will be able to clear around your vehicle. In order for our vendor to remove the snow from the parking area we must have all vehicles moved. You will be notified by email or staff coming to your building to let you know that the vendor will be in your parking area to clear the snow.

 

Our goal for 2017 is to complete the Environmental Project which we have Chemtech and Neglia Engineering working towards the completion. Currently we are awaiting the application to be filed with the Township of Nutley Planning Board for approval of the plans that the engineer has prepared. We have also contracted a local attorney that will be submitting and attending the hearing before the Township of Nutley.

 

We plan to be on the calendar before the end of the winter months so we can begin the final stage of the project. The plans are in the Management Office for anyone that would like to look at them. We will be giving updates as we are notified.

 

Some additional projects for 2017 are as follows; Building 14 a new roof will be installed within the next couple of weeks. Four laundry rooms to be tiled, additional cameras to be installed, bridges to be stained and replacement of any rotted wood. Several building hallways will be scheduled to be painted.

 

To be included in the environmental project will be curbing and paving. As we enter into 2017 we would also like to remind residents to make sure their insurance is all updated. All Shareholders and Tenants are required to obtain insurance to protect your home and personal property. You are required to provide Management with a copy of your current homeowners/renters insurance within 30 days of move in. Individuals who waive coverage must come into the office to sign a release form. Failure to respond will be deemed an automatic consent to the release.

 

Shareholders that do not reside on property are also required to obtain homeowners insurance. If you are renting your unit, the tenant should have insurance to protect their personal belongings.

 

Office hours are as follows; Monday, Wednesday and Friday 9:00am – 8:00pm, Tuesday and Thursday from 9:00 am – 5:00 pm. Weekends Saturday 10:00am – 3:00pm and Sunday 10:00am – 4:00pm. Maintenance is available to perform work orders during the hours of 8:30am to 6:00 pm. We will also have a maintenance employee available on Saturday to do work orders. If you need to request a work order for after 4:00pm or on Saturday it is advisable to schedule an appointment.

 

In case of an emergency please contact the office. When the office is closed the phones are transferred to the guard booth and the guard will notify the superintendent of the emergency. Always give your name and unit to the guard so he can convey this information correctly.

 

Our office staff has been obtaining email addresses of all Shareholders and Tenants so in the event of an emergency we will be able to reach out to you quickly. We will also be sending out our Newsletter through the email and on our website. At the Annual Meeting in October we announced our website address; Arborhillsnj.com please view the website for additional updates. You can also be added to our contact list on the website.

 

Dumpster areas have been a concern. Regular garbage should never be placed in the recyclable containers. Cardboard boxes must be broken down and placed inside the recyclable container. If you need to dispose of a bulk item please contact the office for instructions. These items should not be placed near the dumpster areas; we have a large dumpster for debris such as furniture, carpeting and appliances. There is a minimal fee for disposing in this dumpster.

 

If you plan on doing any renovations please notify the management office so you can fill out a disclaimer form and for instructions for the disposal of debris. All vendors are required to submit their insurance certificate.

 

Management has been conducting inspections regularly concerning patios and balconies. Please keep your patio clean. No debris is to be kept on patios or balcony area. As of November 2016 Vito’s Towing has been contracted for towing on our property. He is located at 65 Clifton Blvd, Clifton, New Jersey 1-800- 924-2910. Notices have been posted in all buildings and signs have been installed at both entrances including the visitor area in the rear of the property. All visitors are required to obtain a visitor pass from the guard booth upon entering the complex; this pass is valid until the following day 12:00 pm.
